The Architectural Process
This initial visit will consist of a free architectural consultation where we will discuss your buildings requirements and offer you suggestions and helpful advice.
We will provide you with a set price for us to carry out your requirements.
If you are satisfied and decide to proceed with our services, we will survey the site while we are there or arrange another convenient time.
We will then produce building design drawings for your approval.
Building Remodelling
Knocking down internal walls.
Dividing rooms with partition walls.
Installing en-suite bathroom or downstairs cloakroom.
Remodelling is often the best solution if you need different living accommodation rather than extra living space.
In normal circumstances, planning permission is not needed for this work. However, the work must usually comply with the Building Regulations if it involves alterations to the structure of the building or the drainage, for example removing a load-bearing wall.
Building Extensions
Single storey, two storey extension or conservatory extensions.
If you are running out of space at home you have two choices, moving or extending your building.
A single storey rear extension or a loft conversion is a popular choice for terraced homes, but if space allows, semi-detached houses may benefit more from a two storey extension or loft conversion.
New Build Design Services
If you are looking to build a new house, garage or outdoor building, we can assist you to design your dream build.
Building Converting
Conversions offer a convenient way to add an extra bedroom, bathroom or home office to your building.
If your garage is only used as a junk store, ask yourself if it would be better used as habitable space, we can help.
You will have to upgrade the buildings structure to meet current Building Regulations covering energy efficiency, damp-proofing and ventilation.
Planning Permission and Building Regulation Services
Planning and Building Control are two separate departments within a local authority. Depending on your building proposals, it may be necessary to submit separate applications to both the planning regulations and the building regulations department.
Building Regulations are a set of national standards that are in place relating to all aspects of a building’s construction.
Building Regulations make sure that buildings are safe, energy efficient and accessible to all people, including those with disabilities.
In most cases, any construction work will require Building Regulation approval.

When new buildings are constructed, major changes to existing buildings are made or significant changes are made to the local environment, it is often necessary to obtain consent from the local council. This is known as Planning Permission. This ensures that buildings are not constructed in an inappropriate manner and that consideration is given to the needs of the people who live and work in the area.
The Planning Department of your local council is responsible for deciding whether any new property development or changes to existing buildings can go ahead.
It is not always necessary to obtain Planning Permission for domestic extensions as some works are classed as Permitted Development.
